How is the 20% fee calculated?
It is calculated under the signed agreement after actual channel commission and payment-processing fees. The individualized proposal documents the complete charging structure.
Who pays cleaning and maintenance?
Operating expenses remain the owner's responsibility. Bayora records and reports approved costs rather than hiding them inside a headline fee.
How does guest check-in work?
The operating plan is agreed during onboarding. Bayora coordinates the appropriate arrival and departure process for the property.
Can I monitor my apartment while abroad?
Yes. Approved owners receive private access to assigned-property information, availability, statements and operational updates.
Can I block dates for personal use?
Owner-use requests are coordinated against confirmed reservations and the signed operating agreement so existing guest commitments remain protected.
Which platforms do you use?
Distribution may include Airbnb, Booking.com, Bayora Stays direct and appropriate referral channels. The exact mix is agreed for each property.
How do monthly reports work?
Approved statements separate booking income, actual channel/payment costs, management fees, expenses and owner payouts.
What is needed before launch?
Ownership authority, an agreed contract, readiness and property-condition review, required approvals, operational setup and completed listing content.
