How monthly furnished apartment pricing works in New Cairo
Monthly furnished rentals in New Cairo are priced in several different ways across the market — flat monthly figures, nightly rates with discounts, or negotiated quotes. Knowing what a complete price contains lets you compare offers honestly, whoever you book with.
The building blocks of a monthly price
A complete monthly price is built from: the base rate (nightly or monthly) for the unit; any stay-length discount for committing to a longer period; fixed fees such as cleaning; occupancy-linked fees where a large party adds cost; and utilities and internet — some operators include them, others meter them, and serious ones state which in writing. If any of these is 'to be confirmed later', the price you are looking at is not a price yet.
How Bayora prices a monthly stay
Bayora prices from a nightly rate for your exact dates. Stay-length discounts are set per apartment and applied automatically once your stay qualifies — one discount at a time, never stacked, itemised in the total. Where an apartment has a cleaning fee or an extra-guest fee, it appears in the same total, and each apartment page lists what its stay includes. The total you see before entering any personal details is the complete booking price, and it does not change afterwards.
Online booking currently covers stays up to about four months; longer and annual arrangements are quoted directly by the team over WhatsApp or phone.
Questions that expose an incomplete offer
Is the figure per night or per month, and for which exact dates? Are electricity, water, gas and internet included, capped, or metered? Is there a cleaning or service fee, and is it one-time or recurring? What deposit is required and when is it returned? Is the quoted unit the actual unit you will occupy, with real photos? A serious operator answers all five in writing before taking money.
Why monthly usually beats nightly maths
Operators prefer one settled month over churn: fewer turnovers, predictable occupancy. That preference funds stay-length discounts — so a 30-night stay normally costs meaningfully less than 30 separate nights. If a monthly offer is priced exactly at nightly-rate × 30 with no discount and no included utilities, compare harder.
Monthly pricing — quick answers
Everything the booking charges: the nightly rate for your dates, any stay-length discount, and any listed cleaning or extra-guest fee — itemised live before you enter personal details. What the stay itself includes (Wi-Fi, kitchen, washing machine and so on) is listed on each apartment's page.
No. The quote you continue with is frozen — the price you saw is the price you pay. Late changes to dates are a new agreement, priced live at the time.
Put both on the same footing: take the complete amount you would actually pay for the same dates and party, confirm in writing what each includes (utilities, internet, cleaning, deposit terms), and divide by the nights. A lower headline number with unstated extras is routinely the more expensive stay.
